110 homes built from 85 modules
Located steps from West Oakland BART, The Union is a 110-unit modular mixed-use development featuring over 3,000 square feet of ground-floor commercial space. Floor-to-ceiling windows frame expansive views of the Bay, Port, and surrounding hills, while the building’s exterior combines weathering steel and random-batten siding for a bold, contemporary character. A secure entry courtyard—defined by perforated steel fencing and textured concrete—provides a welcoming gathering space, with outdoor stairs and terraces doubling as casual bike storage and social spaces.
The Union was developed by Holliday Development with David Baker Architects as prime architect. The project was designed by Yes Duffy during his tenure at DBA, drawing on his leadership in modular housing and his commitment to creating sustainable, transit-oriented communities.

Built from 85 prefabricated modules constructed by Factory_OS on Mare Island, the project demonstrates how modular construction can deliver high-quality, market-rate housing efficiently and cost-effectively.
